Exclusive Buyer Agency
Exclusive Buyer Agency Representation is a formal agreement between you, the buyer and me, the broker where I agree to represent only you in a real estate transaction. It is now required to enter into a written contract in order for me to discuss or show you any homes. Further, If I am the listing agent on a home you wish to purchase, we will likely need to modify our agreement, where then I will serve as a disclosed dual agent, representing both sides of the transaction.
When only working for you, the buyer, I owe you fiduciary duties such as loyalty, confidentiality, and full disclosure. You agree to not work with any other agent during the term of the agreement.
The contract will outline compensation (how I get paid). This is done generally via the transaction, where my fee is paid by the seller through the proceeds of the sale.
I will welcome the opportunity to meet with you at my office to discuss the expectations we would have of each other...as well as your needs and goals. I am always honest with you, if I feel that my market knowledge of locations you wish to view are outside my areas of expertise. If so, I am always able to refer you to a great agent who can better service you.
I will ALWAYS give you my best professional opinion about price, condition, and will guide you as to how to best prepare an offer that will be as appealing to a seller as possible.
